Hi everyone, happy holidays!
The building is now somewhere between 90% - 100% in contract, and we are just about to hit the 1 year mark from when the first person moved into the Lineage. This being the case, I am told that we need to form our condo association right away.
From what we understand, the condo association has up to one year from when the first person moved into the building to ask the builders to make repairs to the building structure itself. (For ex. I believe #317 needs to have it's roof finished.) We also have 1 year from our closing date to ask the builder to make repairs to our individual units.

ReplyDeleteWe were the first persons to move in - closed on Feb. 23, 2011 and moved in on Feb. 26. 2B at 315.
ReplyDeleteOne problem we have had was that there was a petroleum smell to our water. Afer much investigating and tests, it was determined that the likely culprit were iron bacteria. The good news is that they are not supposed to be a health problem. But if has been very difficult to remove them, basically requires your pipes to be drained and then chlorinated. We came close over the holidays because we let the chlorine sit for a week but four days after we flushed the system they were back - which is not unusual. We finally hopefully have convinced the developer to do the full checklist of drainage and chlorination, so we will see if this is finally resolved.
The problem was apparently that there was some metal wastes in the pipes that were breeding grounds for the bacteria and then the water sat for a long time without being used. Whether it was worse for us because we were the first unit and dragged in residue from elsewhere, I don't know. One place you see the bacteria is in the holding tank for the toilet.
We did organize a meeting for our building last week. People did want to create a list of all the remaining problems. Quite a few issues related to water problems and leakage from Hurriance Irene.

ReplyDeleteWhich building did you move into? Please do sign up for the email list. It would be good if at least some of the representatives from your building could come to a building-wide meeting in the weeks ahead.
It would also be a good idea to compile common problems we've all been facing so that we can make sure everything was remedied on a whole.
Our water smells a little funny as well, and it hadn't occurred to me that it could be iron bacteria. Who did you bring in to do the testing?

We got the developer to do testing which was quite expensive. Fortunately everything except the PH level was in normal standards, so no apparent health risks. But they agreed to pay an expert we had found who oversaw the testing and concluded the odor problem was most likely iron bacteria. ReplyDeleteyikes! If February is really our one year mark then we really need to hustle! Our lobby and basement hallway are still unfinished, and our mail woman still has no way of getting into the building without ringing my bell or my neighbor. Plus most of us in our building have plumbing issues.
Maybe we can have a meeting next weekend?
