Hi everyone, happy holidays!
The building is now somewhere between 90% - 100% in contract, and we are just about to hit the 1 year mark from when the first person moved into the Lineage. This being the case, I am told that we need to form our condo association right away.
From what we understand, the condo association has up to one year from when the first person moved into the building to ask the builders to make repairs to the building structure itself. (For ex. I believe #317 needs to have it's roof finished.) We also have 1 year from our closing date to ask the builder to make repairs to our individual units.

Perhaps we should schedule our first meeting for after the holidays.

Clinton Hill Schools See Improvements - Read on for more.
The Gotham Gazette has an interesting article today on one school just a few blocks from the Lineage - P.S. 11.
"In recent years, Clinton Hill and Fort Greene schools have undergone the sort of transformation that eludes frustrated educators nationwide.
Area parents of an older generation made escaping the local schools into an art. Some opted for private or parochial schools; some pursued charter schools with open-district lottery admissions; and some relocated to Park Slope and Brooklyn Heights when their children came of school age. Many more relied on a time-honored tradition: forging apartment leases to assume addresses in other zones.

Sealing granite counter tops
Hi folks,
As winter sets in, I am sure there will be lots of little growing pains as we all settle in to our new homes for the winter. Feel free to use this blog to ask each other questions here and compare notes.
After having our first get together in the new place, and after having some beet juice stain our white granite countertop - I thought I would share what we learned about getting red wine/beet juice stains off of the counter. We learned through this experience that we should be sealing our granite counter tops every few months to prevent oil and wine stains from seeping in.
As granite is a stone, acidic fruits (lemons, orange, blueberry, grape), vegetables and wine will permanently stain the counter if left sitting for too long. As new homeowners, we didn't realize this and thought that because the granite has a polished finish - that it would be sealed and impervious to stains. We scrubbed and scrubbed to no avail. That beet juice was not going to come out.
That's when we found this website and used their method of combining flour with dish soap and water to make a paste, or "poultice" and let it sit overnight. It worked for the beet juice stain and I would imagine it would do the same for red wine.
You might also want to check out these (cheesy, but informative) videos online for taking stains out of granite.

Wall St. Journal says we're 90% sold - and Lineage 2 on the way!
This morning's Wall Street Journal describes the "college town feel" of Clinton Hill, and mentions The Lineage. It states that not only are 90% of the units in the building sold - that the Lineage 2 is scheduled to be released for sale this month. Read the article here.

First Building-wide Meet & Greet
Walking down our block in the evening, it has been exciting to see so many lights on in the Lineage. With our building almost at 87% in-contract (roughly 40% sold) it's about time we get to meet each other!

Hosh Yoga studio, opening 2 blocks away.
Oh great. Now we have no excuse not to work out after eating the glorious donuts from Dough, and cuban sandwiches from Pilar each weekend. Brownstoner reported today that Hosh Yoga will be opening up this Saturday September 10 in the space upstairs from Choice Greene. You can vote for your favorite class times here.

The final days of summer, and an outdoor dining roundup
On a cold rainy day, I am beginning to mourn the loss of summer - but happy that we still have a few more months to enjoy the neighborhood before the big freeze sets in! The Fort Greene-Clinton Hill Patch has a great little writeup on a few of the spots for outdoor dining, all within walking distance from our building. Notably, Nero D'Oro wine bar/cafe on the corner of Greene/Classon is missing from this list, be sure to check it out as quite a few of our neighbors have been raving about it!

Hurricane Irene
Hi Neighbors,

Free yoga classes on Saturdays at Jane Bailey Community Garden
Have you checked out the community gardens on either side of the building yet? The wildflowers are blooming, vegetables are sprouting up - and free yoga classes are taking place.
Each Saturday in July at 11am NY Restoration Project is offering free "Club Fit" yoga classes at Jane Bailey Community Garden (on the north side of the Lineage.)

Uh oh, Several Break-ins In the Area
Saw this on Brownstoner today and thought I'd share:
"Clinton Hill’s Washington Avenue/Greene Avenue Block Association is reporting a rash of recent burglaries, attempted and successful, near the Hollenback Community Garden (pictured above). The group issued a statement saying that a burglary occurred last Thursday, when a thief broke into a house on Waverly between Gates and Greene, stealing a computer “and other valuables”; the association says the thief gained access to the house via the homeowner’s deck, which overlooks Hollenback Garden, and that another break-in was attempted the next day. After that, a break-in occurred “on Saturday, June 18 on Gates Avenue just around the corner from the first one” and on Monday “at approximately 2:30 p.m., a man was observed scaling a chain link fence surrounding Hollenback Garden before jumping into the garden of an adjacent house. The man ran off after being startled by someone who was home at the time.” Click through to read the rest of the group’s statement…
The alleged perpetrator is said to be a young, thin, African-American male, possibly in his 20s, with blotches on his arms. “We are a close knit group and when something like this affects one of us indirectly it really affects all of us,” said Darrell Oliver, president of the WA-Greene Block Association, whose members include residents on Waverly and as far North on Washington as DeKalb Avenue. “We will work with the 88th precinct and our elected officials to get this the perpetrator arrested and out of our neighborhood.”

Tax abatement approved!
I almost forgot to mention a happy surprise we encountered at closing - the tax abatement for 317 Greene Avenue was approved - and our taxes are now lower than originally estimated (by more than half!) Something to celebrate for sure.

Hall doors at the Lineage: From Paul in 319
Paul in #319 sent along this message about doors in the Lineage and said it would be OK for me to share it, here it is:
"One thing I noticed when dropping some things by the apt this weekend...the entry doors to units bleed a lot of sound. Pretty sure they're hollow core. I think the issue is exacerbated on the upper levels because with the firedoors from the stairwell, the entryways function like amplifiers. Anyway, this isn't an insurmountable issue, just one I thought you might like to alert people to so that they can mitigate the degree to which they hear they're neighbors. The doors have a lot of airspace btw the frame that can and should be sealed up with adhesive cell tape (weather stripping). People should also put a sweep on the inside of the door, as there's quite a gap between the door and the threshold. This is certainly stuff that folks will want to do anyway for energy efficiency, but it'll help mitigate sound issues as well. Thanks and best, Pw 319 3A"

Closing day
We had our closing yesterday and were thrilled that all went smoothly! We had heard from some friends that the closing process can be long, stressful and that the attorneys can be a bit cold - so we opted to bring some Donuts from "Dough" the new spot on Franklin and Lafayette (2 blocks from the Lineage) to sweeten them up. What a great idea that turned out to be. The bank's representatives and sponsor's attorney were smiling, giddy, and thanking us throughout. (So worth the $12 for the donuts!) I hope that everyone else's closing goes as smoothly. Our recommendation? Bring donuts.

Windows at the Lineage
As we are inching towards closing and just itching to move into our new home, one of the more exciting sights has been the appearance of new curtains popping up in the front windows at the Lineage - a sign that our neighbors are moving in! As we've been making trips to the building for walk-throughs, appraisals, etc we've been brainstorming how we will handle these beautiful large windows, and the challenges they present for us residents in the ground-level units.
We have been considering Solar Shades from Smith and Noble which are nearly opaque during the daytime from the outside, but still allow you to see the street from inside. The only strike against them for me, is that at night time you can see through them completely, which means we will need a second row of window shades for privacy.
Walking in Williamsburg this past weekend, we noticed that a lot of ground-level apartments are using a film or window decal which almost looks mirrored from outside, but allows you to see through the windows clearly from inside. I guess this would be similar in function to the decals/film that appears to wrap around NYC buses these days.
Another thought would be shutters - but where can you find custom shutters for a reasonable price?
If you have found any good window solutions - please share as I think we will all be facing this question soon! What do you plan to do with your windows?

Cable, Phone, Internet service for the building
In making some calls today, it seems like Cablevision and TimeWarner are both claiming that they do not service the 317 Greene building. (TimeWarner says Cablevision does, and Cablevision says it's TimeWarner's building.)
It may be that since it is a new building, it has not yet been established which company services the address.
Has anyone had any luck figuring out who is the cable and internet provider for the building?

Welcome home new neighbors!
We've been hearing from a few of you that you have now moved in. Congratulations! I hope that everything is going smoothly so far, though I can imagine that there will be some minor growing pains as the building adjusts to having its first residents. How's it been going so far? Checklist for your punch list walk-through
Today was our walk-through and all went smoothly. The builders are very willing to make the minor cosmetic fixes we found. We simply cannot wait to move into our new space, and start enjoying that balcony in the summer sun! We did a little bit of research about what to look for during your punch-list walk-through and we put together this checklist for ourselves. I figured I’d post it in case it’s helpful to anyone else.

2 new restaurants on Greene and Classon!
This just in: our corner is gaining 2 (maybe 3) new restaurants this summer. Acording to Brownstoner.com, a new wood-grilled pizza restaraunt called "Speedy Romeo" is opening on Classon at Greene, along with a mexican restaraunt called "Salva Vida".

"Over the past year or so, the intersection of Classon and Greene Avenues has become a surprisingly vibrant little food hub, especially given what a wasteland it used to be around there: Joining the Cuban place Pilar have been the Vietnamese sandwich spot Tigerlily and the Italian cafe Nero Doro; yesterday we reported the Mexican place that's in the pipeline on Greene just in from Classon. In the coming months, the corner will continue its meteoric rise with the arrival of a wood-fired pizza restaurant. Called Speedy Romeo, the new joint at 367 Classon Avenue will also feature wood-fired steaks ad seafood as well as hot and cold antipasti. Partners Todd Feldman and chef Justin Bazdarich (a Jean Georges alum) tell us the restaurant should open sometime this summer. Lineage hits 54% in contract
We got the exciting news today that 2 more contracts were signed, so the building can now be Fannie Mae/Freddie Mac approved. The 26th buyer signed their contract this past Friday.

Closing notices received for #317 Greene
I came home yesterday to find a letter from the sponsors saying that the offering plan for #317 Greene has been declared effective - and that they expect closings will take place for the building within the next 30 days.
This is great news for those of you who have been in contract since last summer! As far as I can tell, we're still just under the 51% mark for Frannie Mae/Freddie Mac loan eligibility which would offer lower mortgage rates.

Exciting news this weekend. Walking past the building, we noticed that our first neighbors at 315 Greene apt 2b have moved in!
According to StreetEasy 2 units in 315 Greene Ave have now closed.
The word on the street is that there are now 20 units in contract, with a couple more in the works. Apparently, we need 25 units in contract for Fannie Mae/Freddie Mac approval of the Lineage which is great news for those looking for a lower mortgage.
Buildings #317 and #319 Greene passed city inspection last week, which means the C of O for these buildings can be expected soon. All good news for us, as we can't wait to plant our garden in time for summer!
According to StreetEasy 2 units in 315 Greene Ave have now closed.
The word on the street is that there are now 20 units in contract, with a couple more in the works. Apparently, we need 25 units in contract for Fannie Mae/Freddie Mac approval of the Lineage which is great news for those looking for a lower mortgage.

Poll: Where are you moving from?
I'm walking around the neighborhood today and daydreaming about our new home. I'm going to miss our current apartment, on the corner of Clinton and Gates where I've rented since graduating college in 2001. Where will you be moving from when you move into the Lineage?
Temptation just got closer to home
The New York Times did a feature on the new "Donut Craze" that's hit brooklyn of late, including a review of the new Choice Market outpost "Dough" which opened this winter on the corner of Franklin and Lafayette.
When Brownstoner tweeted this photo from the shop this weekend, it occurred to me. This place is located far too close to The Lineage to allow me to enjoy a new donut habit without repercussion. Apparently the dulce de leche donuts topped with toasted almond and the lemon/poppy donuts come highly recommended.

New book features history of Clinton Hill
Living in Clinton Hill for the last 10 years, I am always discovering little stories that have made up the neighborhood's past. Like, the legend that wealthy businessmen would build mansions for their mistresses up and down Clinton and Washington Avenues so their wives in Manhattan would never find out.
Or, the story that empty boats coming in to the Brooklyn Navy Yard would be weighed down with bricks. When they would pick up their shipments at the Navy Yard they would have to dump all of the bricks - which were then used to create some of the incredible buildings lining Clinton Avenue.
Now, I can finally find out if these rumors are true. A local historian has published a book about Clinton Hill's past. You can order the book from his website here or pick one up at Green in Bklyn.

Community Spotlight: Jane Bailey Memorial Garden
The Jane Bailey Memorial Garden is located at 327-329 Greene Avenue, our neighbor to the left of the building. According to the New York Restoration project, the garden was established in 1988 by Jane Bailey to provide green space, shade and enjoyment for a group of senior gardeners. According to the NY Times, the Green Hill school adopted a plot in September 2010 to grow lima beans, tomatoes, basil, collard and cucumber plants.
The garden is seeking sponsorship from local businesses, and will be posting its spring hours and volunteer opportunities this month. Visit the garden's website here.

In the back of the site, rain barrels collect water for garden maintenance and a large picnic table is used for informal gatherings."

Community Spotlight: Cedar Tree Community Garden
My favorite thing about our new block is that there are three beautiful community gardens! They are a vital resource for local Brooklyn residents to grow their own food and flowers, build and support our community, to teach children the importance of healthy food and our environment amongst other things. I will highlight each one of these gardens in the coming weeks. (It's hard to imagine that there is a garden hidden deep under the blanket of snow covering Brooklyn.)
On the east end of the block, closest to Classon Avenue is Cedar Tree Community Garden.
NY Magazine provided some background on the garden in their 2008 "local heros" section:

Lineage hits 30% mark
According to selling agent Toni Martin's page on the Corcoran Website, there are now 15 units at the Lineage in contract including 8 units in #315, 4 units in #317, 2 in #319 and 1 in #321. This brings the building to the 30% in contract mark. The majority of units now in contract are lower duplex units.
The breakdown on what's in contract:
315: 1a, 1b, 2a, 2b, 3a, 3b, 4a, 4b (completely sold out)
317: 1a, 1b, 2a, 3b
319: 1a, 1b
321: (looks like one of the 3rd floor units.. unconfirmed.)

Local food resources
Bedford Stuyvesent is rich in local food resources. There are tons of farmers markets, community gardens and other endeavors run by longtime residents of Bed Stuy. I look forward to having the chance to get involved with the three community gardens located our our block as well.

Although The Lineage is located in Bed Stuy, the Fort Greene Kids listserve is a great resource for parents. The list serve regularly posts children's events happening in the neighborhood, reviews for schools, child care and sometimes parents post donated items to the list.
